The financial crisis in Spain is officially over and although property prices are slowly recovering, they’re still a long way short of the highs of 2007.
Despite the recovery of the Spanish economy, 2016 will see relatively few Spanish buyers in the market because access to credit is still restricted.
However, there is a group of buyers who typically don’t need a mortgage and who, in some areas of the country, are responsible for over half of all property transactions.
In 2016 and beyond, these buyers will spend more than the average Spanish buyer and their significance and influence in the Spanish property market will continue to increase.
We’re talking about international buyers.
Buyers from the UK, France, Germany, Italy and Scandinavia make up the bulk of international property purchases in Spain. Their respective home economies recovered years ago, some have a currency advantage, and they’re buying property in Spain at a rate never seen before. It’s a trend set to continue in 2016 and beyond.
Sell more property in 2016: Make sure international buyers can access your portfolio of properties.
Spanish property portals
Every estate agent in Spain understands that online is a mandatory part of the marketing mix.
Agents with great web sites also know that marketing via property portals is an essential way of reaching a wider audience.
You’re probably already advertising with FotoCasa and Idealista to reach the majority of Spanish buyers.
However, when it comes to reaching international buyers, neither of these national portals work. Even though they have some language features, they are virtually invisible to international buyers:
- They do not rank for common property-related searches on Google
- The visitor experience in foreign languages is inconsistent
- They assume the buyer is knowledgeable about Spanish geography
Any one of these problems is enough to compromise their ability to generate an enquiry from an international buyer. With all three combined, their effectiveness is practically zero.
If you are already advertising with them, you know first-hand they do not generate a significant volume of international sales leads.
International property portals
In Spain, around 50% of international property buyers are from the UK, with RightMove, Zoopla and A Place in the Sun being the largest property portals there.
Each of these portals does a good job of generating sales leads from UK buyers. However, those familiar with the advertising rates of Idealista or FotoCasa, might find the UK portals expensive by comparison.
Aside from the cost, there’s one problem with this country-specific portal strategy – it doesn’t reach the other half of international buyers. While British buyers make up 50% of the total number, the rest come from France, Germany and Italy, plus a handful of other countries and languages.
You could extend the country-specific portal strategy to every country you want to target – but that soon becomes prohibitively expensive and time-consuming to manage.
